What is Verification of Identity (VOI)?
Verification of Identity (VOI) is a legal process used to confirm that a person is who they claim to be before property transactions and certain legal documents can proceed. VOI requirements help protect property owners and buyers from identity fraud and unauthorised transactions.
In South Australia, conveyancers and legal practitioners are required to take reasonable steps to verify the identity of their clients in accordance with industry and land registry requirements.
Why is VOI Required?
VOI is an important safeguard designed to:
- Prevent identity theft and property fraud
- Protect property owners and purchasers
- Ensure legal documents are properly authorised
- Reduce the risk of fraudulent settlements and transfers
Without satisfactory VOI, certain transactions may be delayed or unable to proceed.
When is VOI Needed?
VOI is commonly required for:
- Buying or selling property
- Property transfers between family members
- Mortgages and refinancing
- Business settlements involving land
- Signing certain legal documents and authorities
